
A medical or dental suite looks like an office on the lease — but it builds like a small hospital. Every year we walk practice owners through requirements their previous contractor never mentioned until change-order time. Here are the big ones.
The utilities you cannot see
Dental operatories need vacuum, compressed air, and water at every chair, run to tolerances the equipment manufacturer dictates. Medical suites add medical gas under NFPA 99, with certified installers and documented inspections. These systems live under the slab and behind the walls — designed wrong, they are brutally expensive to move. We build from the equipment vendor’s spec sheets, not around them.
Imaging changes the structure
Pano and CBCT machines, X-ray rooms, and imaging suites bring lead shielding and, often, structural reinforcement. The shielding plan has to be engineered and documented before drywall — a detail that stalls unprepared projects for weeks at inspection.
ADA is a design decision, not a checklist
Accessible routes, door clearances, restroom fixtures, and reception counters all have clinical-specific requirements. Retrofitting accessibility after a failed inspection costs multiples of designing it in — which is why our in-house space planning bakes it into the first floor plan you see.
The infection-control finish schedule
Seamless flooring, cleanable wall surfaces, hands-free fixtures — clinical finishes are specified for wipe-down durability, not just looks. We spec finishes that pass both the health inspection and the ten-year test of a busy practice.
Why one-roof design coordination matters more here
Clinical plan check is the most demanding review a commercial drawing set faces in Clark County. When design coordination and the builder share one roof — as they do at Baker — plan-check corrections turn around in days, equipment specs flow straight into the plan, and the practice opens on the schedule the lease assumed. That is the difference between a build-out that serves the practice and one the practice survives.
