Building Intelligence

Buildings That Run Themselves

Building automation, occupancy and environmental sensing, automated shading, lighting control, and HVAC integration — delivered by the contractor who built the building.

Building Intelligence

Smart Systems Fail at the Seams

Buying smart components is easy. Making them talk to each other is the entire job. A building full of intelligent equipment that doesn’t communicate is just an expensive building — the lighting doesn’t know what the shades are doing, the HVAC doesn’t know the floor is empty, and the owner pays for all three to work against each other.

Baker acts as integrator of record: one party responsible for making building automation, occupancy and environmental sensing, automated shading, lighting control, and HVAC operate as a single system. Because we’re also the general contractor, integration decisions get made when they’re cheap — in the drawings — not after the ceilings close.

New construction or retrofit, the deliverable is the same: a building that adjusts itself to sun, occupancy, and schedule — and a facility team with one number to call about all of it.

What You Get

What a Baker Smart Building Includes

  • Building Automation Systems

BAS/BMS installation and integration — the supervisory brain that schedules, monitors, and coordinates the building’s mechanical and electrical systems.

  • Occupancy & Environmental Sensing

Occupancy, temperature, and air-quality sensing that lets the building respond to how spaces are actually used, hour by hour.

  • Lighting & Shading Control

Networked lighting controls and automated shading working together — daylight harvesting when the sun cooperates, comfort when it doesn’t.

  • HVAC Integration & Retrofit

Existing offices brought under intelligent control without gut renovation — smart building retrofits phased around live operations.

Why the Builder Should Integrate

Integration Is a Construction Decision

Every smart-building failure story starts the same way: the systems were bought separately, installed separately, and expected to cooperate. By the time anyone tested them together, the budget was spent and the vendors were gone.

When the general contractor is the integrator of record, the pathways, power, and protocols are coordinated while the building is still open — and one company answers for the result. That is the difference between a building with smart parts and a smart building.

Smart Buildings Questions

Coordination. A smart building senses occupancy, daylight, and load — and adjusts HVAC, lighting, and shading automatically, as one system. The components matter less than the integration between them.
Yes — retrofit is most of the Las Vegas market. We phase the work around live operations: controls and sensing first, then lighting and shading integration, with the building occupied throughout.
We integrate with capable existing systems and replace only what can’t do the job. The goal is one coordinated building — not a rip-and-replace invoice.
By eliminating waste the building can see and you can’t: cooling empty floors, lighting daylit space, and fighting solar gain with compressors. The building spends energy where there are people and need — and stops spending it where there aren’t.
